Building Better Homes
with Goliath Luxury Homes

Partner Spotlight

Great custom homes don’t happen by accident. They happen when a builder who sweats the details finds material partners who can keep up — with the specs, the schedule, and the finish. That’s the story of our partnership with Goliath Luxury Homes, and it’s the kind of relationship we work hard to build with every custom builder we serve.

Over the last year, Goliath has trusted Mason’s Mill with material packages on multiple custom homes — from full-envelope Thermory cladding jobs to hand-hewn Douglas Fir beams and White Oak stair treads. Two recent builds show the range of what that partnership looks like in practice.

The Builder: Goliath Luxury Homes

Goliath Luxury Homes is a family-owned custom home builder serving the Texas Hill Country. Founded in 2018 on more than a decade of prior construction experience, the Goliath team specializes in estate homes, hilltop retreats, ranch residences, and golf-course homes — the kind of builds where materials are exposed, tolerances are tight, and clients notice every seam (Goliath Luxury Homes – Our Story).

What makes them a great partner from our side of the yard is simple: they show up prepared. Specs are tight, quantities are right, schedules are communicated early, and their crews know how to handle a premium product once it arrives. When a builder operates that way, we can pour our energy into the parts of the job that actually move the needle — precision milling, in-house pre-finishing, and getting the right board to the right jobsite on the right day.

Project One: A Full Thermory Envelope

The first build we’ll highlight is a ground-up custom home wrapped — inside and out — in Thermory thermally modified wood. The design brief was ambitious: a wood-forward exterior that would weather beautifully against the Texas sun, warm and textured interior moments to break up the drywall, and a finish package clean enough that the material itself does the talking. The bulk of the envelope is Thermory Kodiak Spruce — a thermally modified softwood treated with heat and steam only, no chemicals, which gives it Class 1–2 durability, dramatically improved dimensional stability, and a rich golden-brown color all the way through the board. Wide 1×8 tongue-and-groove cladding runs in long lengths on the primary walls to keep board joints minimal on the tallest planes, while T&G wedge siding steps in on accent walls and sculptural sections — installed at a shadow-catching angle that reads as texture from a distance and craftsmanship up close. Heavier 5/4×8 brushed-face boards handle architectural bands and soffits where the design called for more visual weight, matching S4S trim ties the door and window casings back to the wall skin, and inside, the design pulls back on the drywall in select rooms to let Thermory Knotty Pine paneling carry the moment — same thermal modification, same stability, softer visual read.

The single biggest lift Mason’s Mill provided on this build was not the material — it was coating every board inCutek Extreme Clearbefore it hit the jobsite. All four sides, including tongues, grooves, and ends, done indoors on racks at consistent temperature and humidity, from the same batch of finish across the entire order. Thermory clips and stainless screws sized to each profile shipped alongside the boards, per Thermory’s installation guide. When the material arrived at Goliath’s site, the crew opened bundles and hung boards — no staging, no coating days, no weather delays, no missed edges hidden behind trim two years from now. On a home this size, that’s a schedule advantage measured in weeks, and a finish that will hold its color and shed water far more evenly than anything a brush and roller can achieve on a lift.

Why Thermory: Thermory Kodiak Spruce is a thermally modified softwood treated with heat and steam only — no chemicals — giving it Class 1–2 durability, dramatically improved dimensional stability, and a rich golden-brown color all the way through the board (Thermory Cladding). Extra-wide 8-inch boards with a brushed face mean fewer seams, faster installation, and the rugged-but-refined look that fits Hill Country architecture. Curious how thermal modification actually works? We broke it down here: Not All Modified Wood Is Created Equal.

Mason’s Mill’s part: Every board on this job was clear-coated in ourpre-finishing shop using Cutek Exteme Clear before it left the yard — all four sides, including tongues, grooves, and ends. On a project this size, that saved Goliath weeks of on-site coating work and eliminated the risk of raw edges hidden behind trim.

Project Two: The Lake Street Custom Home

The Lake Street build tells a very different material story from the Thermory home — and it’s the reason we offer multiple product lines and services. The design called for traditional character throughout: exposed structural beams overhead, wide-plank hardwood underfoot, a proper staircase built out of solid stock, and enough beaded paneling to give the interior the kind of warmth and depth you can’t fake with drywall and paint.

The anchor of the package is a set of hand-hewn kiln-dried Douglas Fir beams ranging up to thirty feet in length — the kind of long, straight, structurally sound timber that is genuinely hard to source, and even harder to source with hand-hewn character that reads as intentional rather than sloppy. Doug Fir is prized for this application because it runs long and straight, holds its shape once it’s kiln-dried, and takes a hand-hewn face without losing structural integrity. Underneath the beams, the flooring and stair package pulls in solid White Oak — 48″ stair treads milled from thick stock, and tongue-and-groove flooring in a wide-plank profile that matches the scale of the rest of the home. White Oak is the workhorse hardwood for high-traffic residential floors and stairs for a reason: dense, dimensionally stable, takes a finish beautifully, and only gets better looking with age.

Tying the interior together is a large run of custom-milled Poplar beaded tongue-and-groove paneling in our MC-1418 profile — the kind of detail that turns a ceiling or a wainscot from an afterthought into a defining feature of the room. Poplar is the right species for this application because it’s stable, straight-grained, and takes paint or a stained finish evenly, which matters when a single wall or ceiling might have hundreds of linear feet of paneling that all needs to read as one continuous surface.

A matching run of MC-1418 moulding and a package of 1×8 Poplar rounded out the trim carpentry, all milled to the same profile spec so nothing had to be adjusted or reworked on-site. This is exactly the kind of package that plays to Mason’s Mill’s strengths as a working mill rather than a pass-through supplier: long, straight, kiln-dried Doug Fir beams pulled and hand-hewn to the length list, White Oak stair parts and flooring cut from quality stock, and thousands of feet of custom-profile beaded paneling coming off our moulder to a single consistent standard — one PO, one delivery schedule, one point of contact from spec to jobsite.

Mason’s Mill’s part: This is exactly the kind of package that plays to our strengths. Long, straight, kiln-dried Douglas Fir beams up to 30 feet are not easy to source, and hand-hewn character has to look intentional — not sloppy. Our White Oak stair treads and T&G flooring came out of the same milling shop that’s been supplying Texas builders and architects for decades. And more than 3,500 linear feet of custom-profile beaded T&G paneling came off our moulder to a consistent MC-1418 profile, ready to install without on-site fitting.

When a builder can order structural beams, flooring, stair parts, and custom moulding from one mill — with one point of contact, one delivery schedule, and one quality standard — that’s real value.

Why Custom Builders Partner With Mason’s Mill

We stock and mill what custom builders actually need, and we back it with services most yards don’t offer. If you build custom homes in Texas, here’s what that looks like:

One partner, full-envelope coverage

The Goliath partnership is a good example of the range: Thermory for exterior cladding, siding, decking, and interior paneling. Douglas Fir for structural beams and timbers. White Oak for stair treads and hardwood flooring. Poplar for beaded T&G, moulding, and paint-grade trim. All from one mill, one PO, one delivery route.

In-house pre-finishing

We coat boards on all four sides in a controlled indoor environment before they ship. That means consistent color across thousands of feet, no missed edges, no jobsite finishing delays, and dramatically faster installs. See our pre-finishing services.

Custom milling and moulding

Standard profile not quite right? Send us the drawing. Our moulder runs custom knives for beaded T&G, historic reproduction mouldings, specialty trim, and one-off profiles — the same way we ran Goliath’s MC-1418 beaded paneling.

Stock depth on the products custom builders spec most

Thermory Kodiak Spruce, Vivid, Knotty Pine, White Oak, Douglas Fir beams, stair treads, hardwoods, plywood, and mouldings — on the ground in Houston, ready to ship. When your framer needs another 500 LF of siding to close in the shell, we’re not waiting on a boat from overseas.

Straight talk from people who mill wood for a living

We’re not a big-box counter and we’re not a middleman. When you call with a spec question — species, grade, profile, install detail — you’re talking to people who work with the material every day.

What Good Partnerships Look Like

At the end of the day, the projects on this page came together because a builder and a mill were willing to sweat the same details. Goliath specs it right, communicates early, and treats the material with the respect it deserves once it hits the site. We mill it right, finish it right, and get it there when they need it. Neither side has to chase the other.

That’s the kind of partnership we try to build with every custom builder we work with — and it’s why we still think of ourselves as a mill first, and a supplier second. If you’re building custom homes in Texas and the way we work sounds like the way you work, we’d love to meet you. Come walk the yard, pull a few samples, and see what we do.

Thank You, Goliath

A sincere thanks to the team at Goliath Luxury Homes for the ongoing trust — and for setting the bar for what a great custom builder partnership looks like. We’re proud to have material on your homes, and we’re looking forward to what’s next.

Frequently Asked Project Questions

We supply full material packages for custom builders — Thermory cladding, siding, and interior products alongside hand-hewn Douglas Fir beams, White Oak stair treads and flooring, Poplar mouldings and beaded T&G, hardwoods, decking, and custom-milled trim. The Goliath partnership is a good example: two homes, two very different material stories, both handled from our yard.

It means we coat every board — all four sides, including tongues, grooves, and ends — in a controlled indoor environment at our Houston mill before it ever hits your jobsite. That gives you consistent color across thousands of linear feet, no missed edges hidden behind trim, no coating days on the schedule, and dramatically faster installs. For a full-envelope project, it can save weeks. Learn more about our pre-finishing service.

Yes. Send us the drawing or a physical sample and our moulder can run custom knives for beaded T&G, historic reproduction mouldings, specialty trim, and one-off profiles. The 3,360 LF of MC-1418 beaded paneling on the Lake Street project came off our moulder to a consistent custom profile — ready to install without on-site fitting.

It depends on the scope. Standard Thermory profiles, hardwoods, and mouldings are typically on the ground in Houston and can ship the same week. Full-envelope packages with pre-finishing usually need 2–4 weeks of lead time so we can stage the coating in bundles that match your build phases. Hand-hewn Douglas Fir beams and specialty long lengths can take longer — the earlier you loop us in, the better we can hit your schedule.

Yes. We're based in Houston at 9885 Tanner Rd and regularly ship material across Texas and into neighboring states. Whether you're building on the coast, in the Hill Country, in DFW, or anywhere in between, we can deliver a full material package on your schedule.
